Choosing a space is one of the most important workplace decisions, and one of the hardest to undo. We evaluate candidate spaces through a workplace lens before a lease is signed, so the decision rests on how your team will actually use the space, not only on rent and square footage.

What we assess

  • Whether the space fits your headcount today and your growth plan
  • Density and allocation: how much of the floor goes to workstations, meeting rooms and shared areas
  • Layout potential, tested on the actual floor plate, including columns, core and window lines
  • Circulation, daylight and acoustics
  • Fit with your culture and the way your teams work together
  • What the space will need to become a working office, so furniture and installation are considered before the lease rather than after

When to involve us

Ideally once you have a shortlist and before you commit to a letter of intent or lease. It is also useful when you are deciding whether to renew, expand within your current space or move.

What you receive

A clear view of how each shortlisted space would work for your team, test-fit layouts where they help the decision, and a recommendation you can take to your leadership team, broker and landlord.

Working with brokers and architects

Your broker leads the real estate transaction. We bring the workplace perspective: how the space would actually be planned, furnished and used. We work alongside commercial real estate brokers and architects, and we are glad to be brought in early.
